If a homeowner plans to call a roofing company, there are some questions to ask them. Here are some things to think about before consulting with the professionals.
A roofing company should be able to answer almost any question that a homeowner should ask. These are the professionals who work with roofs on a regular basis. They've probably worked with all sorts of materials,
pitches, architectural designs and leaking problems common in homes. Getting some estimates and information from multiple companies is always a good idea. Having a list of questions ready to ask will be wise as well. Here are some things to think about:
- What kind of materials will be best for this home? When undertaking a roofing remodel, a homeowner doesn't necessarily have to stick to the same sort of existing material. A home with shingles might get a fresh new appearance with metal or tile. Ask the contractor what products he or she would recommend. Some options are 20 or 30 year shingles, terra cotta tile, wood shakes or metal.
- What colors do these materials come in? The color of the shingles, tile or metal will make a big difference in the appearance of the exterior. Checking out samples against the dwellings' color scheme will be a good idea.
- What type of installation method will be used? It's helpful to thoroughly understand the techniques that will be used and compare methods between contractors.
- Will you deliver the products to my home or is that an additional charge? Be sure you find out how the shingles will get there. These items are very heavy and will be difficult for a novice homeowner to transport. The roofing company should be able to provide transportation for these materials, but if not, you'll probably want to consider if you're actually talking to a roofing company and not a goofing company.
- Is tear-off and haul away a part of the estimate? If an old layer of roof needs to be removed, this is a whole job in and of itself. Removal is messy, cumbersome and requires a dumpster and some intense muscles.
- Are any new vents needed? While the process is going on, if new ventilation is needed, this is the time to do it. Proper ventilation will keep the house's heating and air conditioning systems working properly and the air flowing effectively within the home.
- What sort of metal flashing will be added or replaced? Flashing is important to keeping a surface leak-proof and water-tight. This metal product will be placed around potentially leaky regions such as chimneys, skylights and corners.
- How long will it take to complete this job? An experienced contractor will be able to give an accurate estimate for beginning and ending dates. The only exception would be a bout of bad weather.
- What is the payment schedule like? Most contractors seek a portion of the fees up front and the rest at the completion of the job. Sometimes, if the job is quite large, they may want one payment in the middle, as well. Make certain this is all spelled out in writing.
- Is there any warranty, and if so, for how long? Getting a written warranty is important. A good roofing company will guarantee their work for several years.
After interviewing a few roofing companies, a homeowner should have a good idea who to pick. Asking for references and calling on them might be in order as well.
