In the current Charleston,Charleston, SC New Homes in Boltons Landing Articles SC real estate market, new construction homes are not as easy to come by in the under $200K price range.  Buyers wanting low maintenance living or the lowest payments possible often choose new construction town homes.  Town homes have a home owner’s association that often carries the entire neighborhood’s insurance policy.  Monies from each home owner are collected for special projects to paint the buildings or put on new roofs when the buildings or amenities need work or updating.  When the homeowner’s association or regime gets low on funds, they vote to collect a special assessment to raise the money needed to remedy the problem.  So, newer homes are more attractive because they are less likely to get an assessment from the homeowner’s association.

Neighborhoods such as Carolina Bay, Ashley Park, and Hunt Club are top choices among home buyers looking for newer town homes.  These are located in West Ashley, a suburb of Charleston proper that offers some of the most affordable homes in the county.  Right now some of the newest homes in Charleston can be found at Bolton’s Landing, which is built by Beazer.

Bolton’s Landing is located off Bees Ferry Road.  The home designs are based on classic downtown Charleston styles.  Phase four has opened up with available lot and home packages, with prices starting around $133K.  There are also single family detached houses for sale that start around $200K and go up to about $225K.  All of these floor plans have at least three bedrooms and two full baths.  All of the new homes in Bolton’s Landing have a very functional one and a half or two car garage.  This is a very unique feature for town homes in the Charleston real estate market because most only have off-street parking or, at most, a designated parking pad.  Beazer builds 100% Energy Star homes, which can save the owner up to 43% in energy costs.  Natural gas has been run in this community – a feature that is also quite unique to our market.

Beazer Homes meticulously planned these new homes to run along tree-lined sidewalks. Homeowners are able to utilize over two and a half miles of walking trails, forty acres of common area open space, thirty-eight acres of wetlands, and over five hundred large, beautiful trees.  This neighborhood has a close proximity to downtown and MUSC (only about a twenty minute drive).  Also, the brand new Bees Ferry Community Center is only a few minutes away.  Shopping and grocery stores are just a minute or two by car, and Charleston’s International Airport is just eleven miles away.
