The office occupancy has shown some upward as well as downward movement in the recent quarters. The occupancy shows an increase of 0.71%,Recent Office Leases in Dallas Articles when compared to the previous quarter. Overall rents stood at $18.55, an increase of $0.01 per square foot over the previous quarter and $0.11 per square foot, when compared to the third quarter of 2011. Hudson Advisors has renewed its headquarter lease of 110,652 square feet at the Tower at Cityplace, a 1.28 million square-foot, Class A office building located at 2711 North Haskell Avenue in Dallas, Dallas County, from Dallas CPT Fee Owner LP. The 27-year-old building is 83.15% occupied with average rents at $23.25 per square foot. The 42-story floor building located at west of North Haskell Avenue and east of North Central Expressway. The multi-tenant property is situated on 29.40 acres. The office building has access to North Haskell Avenue and North Central Expressway. According to the appraisal district records, the total assessed value is $11.95 million. Dan Paterson of Swearingen Realty Group represented the tenant, while Jeff Schweitzer, Sarah Erickson and Tommy Nelson of Stream Realty Partners represented the landlord.

Another significant lease for the month was Parc Plaza. Mid-Cities Neurology Associates has expanded its lease to 10,000 square feet at Parc Plaza, an 115,000 square-foot, Class A building located at 1305 Airport Freeway in Bedford, Tarrant County, from Parc Plaza Homes LP, an entity of Spectrum Properties Ltd. The 19-year-old building is 74% occupied with average rents at $14.00 per square foot. The four-story office building is located North of Airport Freeway, South of Elm Street and East of Bedford Road. The multi-tenant office property situated on 1.08 acres. According to the appraisal district records, the total assessed value is $2.7 million. Sara Fredericks and Debi Carter of Hudson Peters Commercial represented the tenant, while Jason Manske of Lincoln Harris represented the landlord.
