The reality is most people have a boss, a schedule and responsibilities. Many people call it the “daily grind” because it grinds away at our minds and spirits. The cycle goes something like this:
· Get up in the morning. Say “Hi” to your family and if you are lucky, maybe have a short breakfast for them. Get dressed and rush out the door.
· You hope that you don’t get behind a slow car or caught in traffic on your way to work. The boss doesn’t like it if you are late.
· Get to work just in time and begin your routine. Even though it may vary some from day to day, you still see the same people, the same office and have to do what the boss says.
· Do your job, but as you are doing it, dream of a better life. Watch the clock and wish it would move faster to quitting time.
· Drive home. Take care of your responsibilities at home. You may get to enjoy an hour or two with your family if you are lucky. Go to bed exhausted.
· Wake up the next day and repeat.

You don’t have to spend thousands of dollars purchasing properties and listing them. That’s what real estate agents do. When you are a wholesaler, you don’t even have to own the property. And you don’t have to invest your life savings. In fact, if you have $20 in your pocket, a lead on a great property and an interested buyer you could become a wholesaler right now. What should you do before you begin wholesaling?
· Study the real estate classifieds. This can be in your local newspaper or on websites such as: craigslist.com, or backpage.com . Learn what going rates are for homes in your area. Then drive around and look at properties you didn’t see in the classified. Find out what the asking price is. Talk to the owners and find out how long the properties have been on the market. This research will help you get a good angle on the housing market.
· Talk to other wholesalers. Many of them would be glad to share their experiences with you. Ask them what a “typical day” is like---even though there really is no typical day when you work for yourself. Learn the skills they use to get the deals and close them. You can also get a good idea of what the market is like in terms of price, commissions, etc…
· Begin building your lists. Who do you know that may be interested in investing in real estate? Do you have any friends who may have property to sell? If not, begin creating relationships with possible buyers and sellers. A great list is the key to your success as a wholesaler.
