Overpricing. - Some home sellers want to price their homes way above market value,Why Homes Don't Sell Articles because they think the cushion gives them more negotiating room. But what overpricing actually does is eliminate potential buyers who won't consider going inside the home to begin with. Getting them INSIDE and falling in love with the property that is listed close to the price you need to sell at is the best option.

If homes in competition to yours are priced higher, yours will stand out and be placed on the top of the list for buyers. (The competition will eventually lower their price, while your house is SOLD)It doesn't matter what you want for your property, what's important is what your property is worth.

Make sure your agent provides you with plenty of research and realistic values for your street, home, area, and current market conditions.
