If you currently have your home on the market, or are thinking of selling, learn the top reasons why homes don't sell. This will also be helpful if you're a buyer!
If homes in competition to yours are priced higher, yours will stand out and be placed on the top of the list for buyers. (The competition will eventually lower their price, while your house is SOLD)It doesn't matter what you want for your property, what's important is what your property is worth.
Make sure your agent provides you with plenty of research and realistic values for your street, home, area, and current market conditions.
Location. - Your home will never be suitable for ALL buyers no matter how perfect you think it is. Appealing to the general population may not be an easy task for you. If your home is on a busy street, corner lot, rural area, less than 3 bedrooms, in a declining market etc. It may take longer to find the right buyer.
Curb appeal and outdated components. - Most buyers will initially drive by a property. If it does not appeal to them from the outside, they usually won't bother making an appointment. Even though the inside may be completely remodeled! Other buyers may fall in love with the exterior, while the inside NEEDS major remodeling. Finding a happy medium is crucial.
