So, in case your home is not in the best condition possible, you will have pretty good chances to find someone who wants to live there. Very often students will not have too many options and will prefer to find something as soon as possible. Also most times they will be spending mum and dad's money, so they might not pay attention, if the price is too high.
According to my experience students rarely want to renew a lease, so you should treat them accordingly. There is a big chance that your property is the first place they ever rent, so probably they will not expect perfect service. This may sounds too rough, but from business point of view it makes perfect sense.
Although I have no big problems when renting college students, there are some risks involved and here is what I mean.Even if your new tenants seem very innocent and sweet, at some point they will start organizing some parties, but there is nothing wrong with that. Of course, it will be all right, if they do not cross the line and keep the noise to a bearable level. Let's say your rental property is located in an area where primary students live, so in this case there will be nothing to worry about when it comes to loud music, gatherings and so on. A problem could be the maintenance of the property, but still it is not a big deal.
