Articles but some of the best new homes are located in the Mount Pleasant area.  There are limited new construction projects in Mount Pleasant due to the slower demand beginning in 2008.  Also, The Town of Mount Pleasant is very cautious not to flood their market with tons of new homes being built all at once, so the town only hands out a certain number of building permits each year.  This year, Charleston new homes have been flying off the market, so builders are gearing up to really start building again.

Most people looking for Mount Pleasant new homes agree that Hamlin Plantation has great quality homes, built by John Weiland, for much less than an existing resale home.  How can the builders sell for less than the average homeowner? The answer is the ability to purchase supplies in bulk. Since they are building just a few floorplans, they are able to purchase large orders of lumber, flooring, cabinetry, etc.  Hamlin Plantation features a couple hundred homes ranging from townhomes to large completely custom homes, most of which are built by John Weiland.  The newest homes are in the Waverly subsection of Hamlin Plantation, toward the back of the neighborhood, where there are lots ranging from inside lots to marshfront and private lots that back up to woods.  With John Weiland you can pick your lot, choose from their set of floorplans, and then choose all your own upgrades.  These Mount Pleasant new homes start around 400k and go up to about 800k.  The neighborhood has an amenities center which includes a pool with a slide, tennis court, playpark, workout room, and a clubhouse.  It costs about 900 dollars per year to be part of the HOA (homeowners association) that gives access to the amenities.  Clients continually rave about what wonderful service before and after closing they have had with John Weiland’s new homes, and they tend to really love the Hamlin community.

John Weiland is currently building in another great Mount Pleasant neighborhood, too, called Dunes West.  These new homes start around 500k.  They are located in the back of The Harbour subsection of Dunes West.

Dunes West is one of the largest gated communities in the tri-county Charleston real estate market, and it offers tons of amenities:  a zero entry pool with a huge tube slide for the kids, a separate lap pool, tennis courts, workout room (and classes offered), a community boat ramp and dock, boat storage, and finally the Golf Club.  It’s about 2k per year in HOA dues, but well worth the money.

Charleston new homes are not always easy to find in the lower price ranges, but if you are in the $400+ range, it would be well worth your time and energy to look at what Mount Pleasant has to offer.  John Weiland Homes is a great builder to start with, and know that there are many other good builders and neighborhoods to explore as well!
